I appeal my tax bill every year. You can do it yourself with some effort and getting an in-person meeting is worth the effort. Raising hell at the State level is the only other option as I see it. Frankly, I can't wait to get away from this ever increasingly large steaming pile.
I’m in Mo Co, highest property taxes in the state, protested my self years ago, now they’ve pulled the wagons in a circle and you don’t have a chance now. Used Bettencourt last few years and they’ve knocked it down every time. They take a small cut off of your savings of course.
Hire National Realty Consultants whom we've officed with for decades. I cannot vouch for Bettencourt but I have heard good things. Regardless, hire someone qualified because HCAD is going to try to squeeze every cent they can! If it goes beyond the time frame for the year in which you have to protest and they raise your valuation it is almost impossible to get it back down. If you think residential property is bad be glad you don't own commerical! We have been fighting HCAD every year for 40 years. HCAD is the damn devil and tax grubbing commies.
For protest purposes, does anyone know a real estate agent who will reveal the sales price of "comparable properties"? I think the sale has to be in 2022 to protest this year, but correct me if I am wrong.
Are you planning to protest yourself? If you hire a prop tax consultant they will be able to pull that information and determine if that's the best argument. What you're referring to is equal and uniform and can cut both ways. I've seen that argument backfire before and someone got whacked with a higher valuation. Best to hire a good pro.
A few years back I called Paul Bettencourt's firm and a woman in a foreign call center answered. She was not knowledgeable about the firm. Do you have a recommendation?
Yes I do and I am surprised to hear that about Bettencourt's group. I would recommend National Realty Consultants ask for Tom Troll and tell them McDonald & Associates sent you. I would plan to fight it every year but they will be able to tell you.
